Free roofing estimate template

Priced the way roofs are actually sold — by the square, with a decking allowance, a waste factor and every flashing detail written down before anyone climbs a ladder.

In short

A roofing estimate is built from squares of roof area with a waste factor of 10 to 15 percent, then broken into tear-off, decking repair allowance, underlayment, starter, field shingles, ridge, flashing, ventilation and dumpster. It should state the number of layers being removed, a per-sheet price for replacement decking, and exclusions for structural repair and interior damage. The template below covers all of that and is free to print or copy.

A blank template still means an hour at the kitchen table. With QuickBidAI you talk through the roofing job into your phone while you're still standing in it, and a filled-in estimate — scope, labor, materials, exclusions, terms — comes back in under a minute. You set every price before it goes out.

How to price a roof

1

Measure in squares, then add waste

One square is 100 square feet. Add 10% waste on a simple gable, 15% or more on hips, valleys and cut-up roofs. Put the waste into the quantity, not a vague line at the bottom.

2

Count the layers being removed

Tear-off price per square changes with the number of layers and whether there's a cedar shake or slate underneath. State the layers you're assuming, and price extra layers as a per-square adder.

3

Give decking a unit price, not a promise

You can't see the deck until the shingles are off. Quote a per-sheet price for replacement plywood and a per-foot price for rafter or fascia repair, and note that it's billed as used.

4

Itemize every flashing detail

Step flashing, counter flashing, chimney crickets, pipe boots, drip edge, valley metal. These are the leaks that come back. Listing them also shows the homeowner why you cost more than the cheap bid.

5

Price ventilation as part of the system

Ridge vent, intake at the soffit, and any powered or static vents. Most shingle warranties depend on balanced ventilation, so it isn't optional.

6

Say how you handle the property

Dumpster placement, magnet sweep, tarping landscaping, driveway protection. Homeowners remember the cleanup more than the shingle brand.

Roofing lines that get left off

Steep and high adders

Anything over 8/12, or a third story, is slower and needs staging. Price the pitch and the height, not just the squares.

Dumpster and disposal by weight

Tear-off tonnage is heavy, and overweight fees are real. Price the pull and note the included tonnage.

Satellite dishes, solar and skylights

Detaching and resetting anything mounted on the roof is labor, and skylight flashing kits are a material line of their own.

Interior damage and structural repair

Stained ceilings, wet insulation and sagging rafters belong in the exclusions list unless you priced them.
